Updated August 15, 2026. A viral thread argued that vacation towns are about to get “decimated”: boomers unloading lake/beach/ski places, heirs wanting cash, insurance exploding, short-term rental crackdowns, and not enough middle-class buyers left to catch the inventory. We can test the price half of that story with Zillow data we already have — not probate forecasts, but where typical values stand vs their post-2021 peak, plus how fast listings go pending and whether sales volume is rising.

Short answer
Partly true — and very uneven.
- Florida Gulf / SW Florida looks like the thesis: deep price gaps from peak and slow days-to-pending (buyer-friendly on speed).
- Some ski / mountain second-home markets (Breckenridge, Truckee, Sevierville) are clearly off peak.
- Many Great Lakes and some Northeast coast metros in our cut are still near their highs — not “rock bottom.”
- Even the hard-hit markets are often still far above 2019. Below peak ≠ cheap.

What the viral thesis gets right
Florida Gulf is the smoking gun
Punta Gorda, Cape Coral, North Port, and Naples combine big price gaps with slow closings (often 50–75+ days). That is a buyer’s market on speed even when sales counts are rising — more deals clearing at lower (from-peak) prices. Insurance and climate risk aren’t in the ZHVI file, but they match the geography of the deepest gaps.
City names look even worse
Inside those metros: Cape Coral city −21.9%, Marco Island −13.8%, Destin −11.6%, Lahaina −17.4%, South Lake Tahoe −11.6%. City ZHVI is where “the cabin / condo on the water” story shows up sharper than a metro blend. Full list on the vacation towns page.
Sales can rise while prices stay off peak
Naples sales were up ~26% YoY in spring 2026 while values sat ~12% below peak and pending times were among the slowest. Same pattern as our broader sales heat vs peak gap split.
What it gets wrong (or overstates)
Not every vacation town cracked
In our curated set, places like Traverse City, Holland, Duluth, Barnstable Town, Ocean City (NJ), Virginia Beach, Steamboat Springs print near 0% from peak as of June 2026. “All lake houses go to rock bottom” is not what the index shows — yet.
Below peak ≠ 1960s prices
Most of these markets are still up massively vs 2019. A 20% peak-to-now drop after a 60–100% pandemic run-up is a correction, not a wipeout back to middle-class cabin math.
We can’t measure the inheritance wave yet
Zillow ZHVI doesn’t show probate calendars or who owns second homes. The viral forward-looking claim (massive boomer inventory over the next decade) may still play out — especially if insurance and STR rules keep squeezing carrying costs. Our data only scores prices and liquidity so far.
How to read this if you’re buying or selling
- Florida Gulf / Keys / some Panhandle: Price discovery is real; don’t anchor to 2022 comps. Check insurance quotes before you celebrate the ZHVI discount.
- Ski / mountain second homes: Mixed — Breckenridge/Truckee softer; some Colorado mountain metros near flat.
- Great Lakes / some Northeast coast: Not showing the same peak gap; “wait for rock bottom” may be waiting for something the data hasn’t delivered.

Curated list of ~50 vacation / second-home metros (beach, lake, ski, mountain, retirement) from Zillow metro ZHVI, matched to metro sales counts and median days to pending. Peak = max monthly ZHVI Jan 2021–Jun 2026; current = Jun 2026. City table uses selected named vacation cities from Zillow city ZHVI. This is not every lakeside ZIP in America — it’s a deliberate second-home cut. Data through June 2026; page updated August 15, 2026.
