Most Expensive Cities to Rent in 2026
Ultra-high markets (Hamptons, Malibu, and similar coastal resort cities) top the raw ZORI list — often well above $5,000–$10,000/month. Among large metros, New York, San Francisco, San Jose, Boston, and Los Angeles remain the expensive core. Sort the table by 2026 rent to see the full ranking for this release.
Cheapest Cities to Rent in 2026
Many of the lowest ZORI readings are still in the Midwest, South, and smaller metros. Affordable relative to coastal cities does not mean cheap versus 2019 — a large share of "cheap" markets are still up sharply since the pandemic. Use the table’s change column to separate low level from low inflation.
Cities Where Rent Is Going Up the Fastest
Year-over-year moves (January 2025 → June 2026 in this vintage) are uneven: some midsize markets and previously soft cities posted large rebounds, while others kept climbing from already-high bases. Sort by percent change to surface the fastest movers in this release.
Cities Where Rent Is Going Down
Parts of Florida and other high-supply Sun Belt metros still show year-over-year declines in this release. Declines are usually modest versus the 2019–2022 run-up — "falling" often still means well above pre-pandemic levels.
Biggest Rent Increases Since 2019
The largest percentage gains since January 2019 tend to cluster in places that were cheaper before the pandemic and in some high-end resort markets. Sort the table by change since 2019 to see the full list for the June 2026 vintage.
